KoduStructural Engineering · Design

Structural engineering for homes, with the design to match.

Kodu Design is a structural engineering practice in Cork and Dublin. We design beams, foundations and structural alterations, prepare engineer's reports and surveys, and offer architectural design and planning where your project needs it.

Engineering first, design where you need it.

Most of our work is structural. We size steel and timber beams for knocked-through walls and new openings, design foundations and roof structures, and inspect buildings that are cracking, moving or damaged.

Every design comes with calculations and clear drawings your builder can price and build from. Where a project also needs layouts, elevations or a planning application, we prepare those in the same office, so the structure is resolved before the design is fixed.

Reports and certificates are written plainly, for homeowners, buyers, solicitors, banks and insurers.

What each service covers

The scope of every job is confirmed in writing with the fee before work begins.

Engineering

Structural design & specification

Typical needKnocking through to a kitchen, removing a chimney breast, a new rear opening, a dormer or a new house.

We design the structure for one-off houses, extensions, renovations and alterations, and for smaller commercial buildings. Every design is checked against the Eurocodes and issued with calculations, drawings and a written specification, so your builder knows exactly what to install.

What we provide
  • Steel and timber beams for wall removals and new openings
  • Foundations, with an assessment of ground conditions
  • Floors, roofs and load-bearing walls
  • Temporary works and propping during alterations
  • Foul and surface water drainage, attenuation and soakaway design
  • Percolation tests for on-site wastewater treatment
  • Site inspections during construction and final sign-off
Engineering

Pre-purchase property survey reports

Typical needBuying a house or apartment, or worried about cracking, damp or damage in your own home.

A pre-purchase survey, also called an engineer's report, is an inspection of a property you intend to buy, carried out before you sign contracts. Your solicitor and mortgage lender will usually expect one. Its purpose is to find defects that could cost thousands to put right, while you can still negotiate or walk away.

We also inspect homes for existing owners, where cracking, movement, storm damage or a failing boundary wall needs an engineer's opinion for a solicitor or insurer.

What we provide
  • Structure, roof, walls, floors, windows and doors, as far as they are visible
  • Damp, cracking, movement and signs of past repairs
  • Extensions or alterations that may need planning permission
  • Estimated costs for putting significant defects right
  • A clear written report with photographs
Engineering

Attic conversion design & certification

Typical needTurning the attic into a bedroom, home office or playroom, or certifying a conversion already built.

Many attics can be converted into useful living space. For the room to count as habitable, and be described that way when you sell, it must comply with Parts A, B, F, K and L of the Building Regulations. We provide the full design package for builders to price, then inspect the work and certify it.

What we provide
  • Measured survey of the existing roof space
  • Structural design of new floor joists, beams and any dormer (Part A)
  • Fire safety and escape window requirements (Part B)
  • Ventilation and insulation (Parts F and L)
  • Stair layout and headroom (Part K)
  • Stage inspections during the works
  • Certificate of Compliance on completion
Engineering

Snag lists

Typical needBefore closing on a new house or apartment, or before paying the final instalment on a renovation.

A snag list records every defect and unfinished item in a new or renovated home, so the builder can put them right before handover. A builder is not obliged to tell you about defects, and a new home is not guaranteed to comply with the Building Regulations. An engineer looks beyond the finishes for problems that are not obvious to the untrained eye.

What we provide
  • Room-by-room inspection of finishes, doors, windows and fittings
  • Roof space, insulation and ventilation, where accessible
  • External walls, paving, drainage and boundaries
  • Items that do not appear to comply with the Building Regulations
  • A photographed report your builder can work through
  • Follow-up inspection to confirm the snags are closed out
Engineering

Building certification

Typical needSelling a property, drawing down a mortgage stage payment, or completing an extension or conversion.

We certify that completed work complies with its planning permission or the Building Regulations, or is exempt from planning. Solicitors ask for these documents when a property is sold, and banks ask for them before releasing mortgage funds.

What we provide
  • Opinion on compliance with planning permission
  • Opinion on compliance with the Building Regulations
  • Certificates of exemption from planning
  • Stage payment certificates for mortgage drawdown
  • Certificates of compliance on completion

We do not act as Assigned Certifier or Design Certifier under the Building Control (Amendment) Regulations.

Engineering

Legal mapping & land surveying

Typical needSelling or transferring land, registering a property, or correcting an inaccurate folio map.

When land or property is registered or transferred, the Land Registry needs a map that shows the boundaries accurately. We measure the site and prepare a compliant map for your solicitor to lodge. We also carry out surveys of sites and buildings as the basis for design and planning drawings.

What we provide
  • Site measurement of boundaries
  • Land Registry compliant maps on Tailte Éireann base mapping
  • Maps for sales, transfers, first registration and folio corrections
  • Topographical surveys of levels, boundaries, trees and services
  • Measured surveys of existing buildings
Architectural

Architectural design

Typical needPlanning an extension, a renovation, a family flat or a new one-off house.

We design one-off houses, extensions, renovations and smaller commercial projects. Each design starts from your brief and budget, and because we are engineers, the structure is worked out from the first layout rather than fitted in afterwards.

What we provide
  • Briefing meeting and site visit
  • Measured survey and as-existing drawings
  • Layout options developed with you
  • Plans, sections and elevations for planning
  • A specification that keeps the build within budget
Architectural

Planning applications & consultation

Typical needAny new house, extension or change of use that needs permission, or work already built that needs retention.

We manage the planning process on your behalf, from the first conversation with the Planning Authority to the decision. Before any application, we check whether the work is exempted development, as many smaller extensions do not need permission at all.

What we provide
  • Exempted development advice and Section 5 declarations
  • Pre-planning consultation meetings with the Planning Authority
  • Topographical site surveys
  • Site characterisation (percolation) tests for rural sites
  • Planning drawings, site notices and newspaper notices
  • Preparing and lodging the application
  • Responses to requests for further information
  • Retention applications
Architectural

Construction drawings

Typical needAfter planning is granted, before you ask builders to price the job.

Planning drawings show what a building will look like; construction drawings show how it is built. We prepare detailed drawings and a specification so that every builder prices the same job and builds it as designed.

What we provide
  • Construction drawings and specification for the contractor
  • Structural design for all building elements
  • Alternative structural solutions where they save cost
  • Review of tenders from builders
  • Site inspections and quality checks during construction
  • Health and safety documentation
  • Final sign-off and certification
KD-04  How a project runsRev A

From enquiry to sign-off

A typical structural commission runs through these stages. Smaller jobs, such as a single beam or a report, need only the first few.

  1. Enquiry & fixed fee

Tell us about the property and the work. We confirm the scope and a fixed fee in writing.

  2. Site inspection

We inspect the building, take measurements and note the existing structure and ground conditions.

  3. Design & calculations

Beams, foundations and load paths are designed and checked against the relevant Eurocodes.

  4. Drawings or report

You receive structural drawings and calculations, or a written report, ready for your builder, bank or solicitor.

  5. Planning, if needed

Where the work needs permission, we prepare the drawings and lodge the application on your behalf.

  6. Inspections & sign-off

We inspect the works at key stages and issue a certificate of compliance where one is required.
